Cost segregation, made easier to understand.

A useful topic to explore with your tax professional when you’re evaluating an investment property. Start with the basics, then get advice based on your own facts.

What is cost segregation?

Cost segregation is a tax accounting study that may identify parts of a property that can be treated separately for depreciation purposes. Depending on the property and current tax rules, this can affect when certain deductions are recognized.

How I help investors approach it

I help clients recognize when it may be worth asking more questions, organize the real estate details, and connect the property conversation with their CPA or a qualified cost segregation provider. The study and tax decisions belong with those specialists.

Ask about a property
Important: I am a real estate and mortgage broker, not a CPA, tax attorney, or cost segregation provider. I do not perform cost segregation studies or provide tax advice. Any potential tax treatment depends on your circumstances and current law; consult your own qualified tax professional before acting.
01
Identify the questionIs the property, purchase, or planned improvement worth discussing with a tax professional?
02
Gather property detailsPurchase records, improvement history, plans, and other documents may help a specialist assess the opportunity.
03
Get a specialist’s analysisA qualified provider evaluates the property and prepares any study. Your CPA advises on how it may apply to your tax situation.

Different cities. Different investment questions.

The valley is not one uniform rental market. Community rules, location, property type, and guest demand can vary by city and neighborhood. I help you frame the questions for the specific property—and point you toward the right local sources for verification.

Good questions to start with

Before you invest.

We can make the next step more useful by getting specific about the property and your goals.

Can you help me buy a property to use as a short-term rental?

Yes. We can discuss your goals, budget, preferred areas, and what you’ll need to verify about the property and its intended use before moving forward.

Do you provide cost segregation studies?

No. I help investors understand the basic concept and identify questions for a CPA or qualified cost segregation firm. Those specialists determine whether a study is appropriate and provide any tax advice.

Can you tell me whether a home is allowed to operate as a vacation rental?

I can help identify the relevant questions and where to verify current requirements. Rules can differ by city, community, and property, so confirm details with the responsible local authority before you buy.

Can you help sell a home that has operated as a vacation rental?

Yes. We can discuss how to present the property and organize any available operating records, while being clear about what is verified and what a buyer should independently confirm.

Do you offer financing too?

Ron has a mortgage professional background. Financing options depend on borrower and property qualifications, program availability, and lender approval. We can discuss the financing conversation that fits your purchase.
